The delivery center’s internal layout includes essential amenities such as employee restrooms, a break room, a supervisor’s office, a prayer room and a mothers room, prioritizing comfort and functionality for employees. Notably, separate fire and electrical utility rooms with both external and internal access enhance security and streamline service-related work. The facility also boasts multiple dock height package receiving bays and floor-height delivery vehicle loading bays, optimizing logistics and operations efficiency.


INFRASTRUCTURE & SITE IMPROVEMENTS


The delivery center’s site features extensive infrastructure and site improvements to support its operations seamlessly. With over 110,000 square feet of heavy-duty concrete pavement, asphalt pavement, and concrete sidewalks, the site offers ample space for parking, maneuvering, and pedestrian access. Additionally, 30,000 cubic yards of embankment work, along with curb and gutter installations and landscaping, enhance the site’s functionality and aesthetics meeting City of Minot ordinances. The street facing building facade underwent upgrades ensuring alignment with the M1 zoning district requirements.


CONCLUSION


A key project component for the Ackerman-Estvold Construction Management project team is the detailed tracking of owner driven improvement costs and those costs required for the tenant improvements. The project was constructed as a single project with owner and tenant improvements moving in parallel and under a single prime construction contract. This requires very detailed definition in what is considered tenant improvements versus owner improvements per the tenant owner contract.

Situated in the Energy Park First Addition on the east side of Minot, North Dakota, the prominent retail delivery center represents a significant addition to the region’s commercial landscape. Ackerman-Estvold played a pivotal role as the client advisor, ensuring seamless coordination between both the owner and tenant design teams. Ackerman-Estvold Construction Management, entrusted with the project’s execution, began construction in May of 2024 with project delivery completed with a certificate of occupancy granted in November of the same year. The state-of-the-art facility was tailored to the owner’s and tenants’ specifications. The delivery center encompasses a 32,500 square foot pre-engineered steel building set on a 5-acre site.
